Project Description:

In 2014, Heritage Christian Services sought our help to obtain site plan approval for a new daycare at the intersection of Stone Road and Stone Ridge Drive in the Town of Greece. The existing zoning of this 1.84-acre parcel is RMH – Multi-Family Residential. Although the parcel has sufficient area to support a reasonably sized building, the corner-lot setback requirements coupled with Paddy Hill Creek traversing the site, created zoning and drainage challenges.

After obtaining a Special Use Permit from the Town Board to allow a daycare to operate at the location, the focus became parking, lighting, exterior play areas, and arrivals & dismissals. The details were reviewed and re-worked to permit the construction of the 10,000-sf facility. A total of 6 Area Variances were granted by the Zoning Board to accommodate the requirements for parking and building setbacks.

Illustrating the need for daycare service in this area and demonstrating to the town that the requested variances would not have a significant impact on the surrounding areas was key to the project’s success. Heritage Christian Services excellent reputation coupled with responsible, common-sense negotiations on all sides resulted in an efficient design and a mutually beneficial solution for both the town and facility.
