Project Description:
In 2013, one of our original clients needed to obtain Site Plan Approvals to develop a retail shopping plaza along the south side of Walworth-Penfield Road (NYS Rte 441), west of Walworth’s main four corners. The 10-acre parcel was significantly below the roadway which presented grade issues, sanitary sewer challenges and sight distance obstacles.
Our team coordinated with town & county officials to create a design ensuring all concerns were addressed. The project included a 42,600 square-foot Neighborhood Tops Food Market with a stand-alone fuel dispensing facility, two retail spaces and two future development parcels.
The applicant didn’t feel that the 239 parking spaces required by Town Code would be necessary. After significant correspondence and review of parking analyses for similar projects, we negotiated with the Planning Board to land bank 51 parking spaces. Meaning if, in the future, parking demand exceeds available spaces, the additional parking can be added. This agreement allows for additional greenspace with less impervious areas…a win-win for the project and the community alike.
